Why building costs vary across South Africa
A house building estimate must reflect where the project will be built. Price Your Build uses Johannesburg as the base pricing point and applies a transport modifier for the selected project location.
This gives a more relevant early allowance than treating all South African areas as identical. It does not replace live supplier pricing, delivery quotations or site-specific contractor pricing. The final cost of materials and labour can still be affected by local availability, transport distance, access, programme, site conditions and the exact construction scope.
When comparing prices, make sure that the supplier or contractor has included delivery, off-loading, equipment, access restrictions, preliminaries and VAT treatment where applicable.
Start with the site and foundations
The site is one of the first major cost drivers in any residential construction project. Before the house walls and finishes are considered, the estimator asks about the slope or topography, soil profile, foundation type and earthworks requirements.
These choices influence early allowances for:

- Foundation trenches and footings
- Ground slabs
- Concrete pumping where required

Define the building form and external shell
The next step is to describe the home itself: its number of storeys, wall construction, external wall finish, roof spans and upper-level structure.
The estimator uses the external building shell rather than a room-by-room drawing for the footprint. You can enter the overall external width and depth, add external wings or courtyard cut-outs, or use the visual sketch method to describe the outside wall line.
This external shell affects:
- Building footprint and floor area
- External wall length
- Foundation and ground-slab allowances
- External wall finishes
- Roof and roof-edge allowances
It does not create bedrooms, bathrooms, kitchens, passages or internal walls. Those are entered separately in the room schedule.
This distinction matters. A correctly entered external footprint helps the estimator calculate the structural and envelope scope, while the room schedule helps it understand the functional spaces inside the home.
Add rooms, kitchens, bathrooms and garages
A home with the same external area can have a very different internal cost depending on how it is divided.
For example, a large open-plan living space may require fewer internal walls and doors than a house with several bedrooms, bathrooms, passages and storage spaces. Bathrooms and kitchens also carry more specialised fixtures, waterproofing, plumbing, cabinetry and finishing requirements than a typical bedroom.
The estimator allows for:

The estimator considers window area, window-frame material, corrosion exposure, standard external doors and non-standard openings such as sliders, stacking doors, pivot doors and feature glazing.
Large openings and feature glazing can have a major impact on cost because they may also affect lintels, beams, weatherproofing, installation and performance requirements. The estimator provides a preliminary allowance, but final spans, glazing specifications and structural details must follow approved drawings and professional design.
The roof section considers:

- Roof shape and style
- Roof pitch or slope
- Eave overhang

Simple roof forms can be estimated automatically. For L-shaped, U-shaped, valley or otherwise complex roofs, measured roof-trim runs will provide a more reliable allowance.
Select finishes that match the intended home
Finishes are where the character—and often a substantial portion of the cost—of a home becomes visible. The estimator lets you select primary dry-area floor finishes, porcelain tile size, bathroom wet-floor coverage, internal-wall finishes, ceiling systems, cornices, wardrobes, utility storage and internal door styles.
These choices help show the difference between a basic, practical specification and a more premium or detailed home.
When choosing finishes, keep the following in mind:
- Tile boxes and cutting waste can affect material quantities.
- Patterned, timber and vinyl layouts may need extra allowance for cutting waste.
- Bathrooms need separate consideration for floors, wall finishes, waterproofing and fixtures.
- Ceiling profile, cornice package and ceiling substrate can materially change the cost.
- Wardrobes, laundry storage and other joinery should be measured separately from the general floor area.
A useful estimate is not about choosing the most expensive option. It is about choosing the option that most closely matches the intended build, then understanding what it does to the budget.
Include the external works people often forget
Many early home budgets focus on the house itself and omit the work needed around it. This is one reason completed projects can cost more than the first estimate.

Services are essential to a functioning house, but they are easy to underestimate when plans are still conceptual. The estimator includes allowances for:

- New water connections or boreholes
- Electrical mains routes and electrical points

Where a final specialist design is needed, the estimator makes this clear. For example, lithium-ion battery systems require manufacturer-approved siting, ventilation, isolation, separation, signage and emergency-access design. An early allowance cannot replace a suitable system-specific design and quotation.

Self-build versus main-contractor estimates
The way a project is delivered affects how the estimate should be read.
An owner-managed or self-build view uses indicative supplier/shop material allowances and direct-trade labour allowances. It does not include a main-contractor margin.
A VAT-registered main-contractor view applies the selected contractor overhead-and-profit allowance, then applies VAT once to the full construction estimate. This gives a more useful comparison when deciding between owner management and appointing a main contractor.
Neither approach is automatically “cheaper”. Owner management can provide more control over procurement, but also requires time, coordination, knowledge, risk management and responsibility for suppliers and trades. A main contractor may add overhead and profit, while also taking responsibility for coordination, programme, management and contractual delivery.
How to get a better estimate
The estimator improves as the information improves. You do not need every final detail to start, but the following approach will make the result more useful.
First, enter a realistic external footprint and number of storeys. Second, choose the site, soil and foundation assumptions that best match the available information. Third, add the rooms, bathrooms, kitchens, garages and external areas that are genuinely intended. Fourth, choose finishes, roof types and services that reflect the project rather than a hypothetical “average” house.
As the project progresses, update the estimate using:

- A site survey
